Site Clearing Begins For 1661 Riverside Lofts Townhomes Project Moving...

January 26, 2005 -- Following upon the heels of overwhelming sales success for it's 1661 Riverside loft and townhome project, Midland Development announced today that site clearing for it's much-anticipated urban village has begun.



In just a ten-month marketing period, Midland has contracts for approximately 65 percent of the project's 90 planned homes, priced from the $270's to $600's. Plans for 1661 Riverside call for a chic, village-style development with adjoining retail shops, featuring contemporary lofts and townhomes.



Situated in the heart of the historic Riverside / Avondale area, just one block from the St. Johns River, 1661 Riverside will face Oak, Margaret and May Streets, directly across from Riverside's picturesque Memorial Park. A pedestrian-friendly project close to a great variety of additional off-site shopping, dining and employment, 1661 will also feature such community amenities as private courtyards, secure garage parking and an owners' rooftop patio offering a panoramic view of the Riverside-Avondale area and the St. John's River.



To make way for the new project, Midland began clearing the site formerly occupied by the old 1661 Riverside Medical Building. In preparation for the demolition, Jacksonville-based Midland Development recently set up a special tribute to retired architect Taylor Hardwick, who designed and opened the original building in 1957. Hardwick passed out numbers and letters, retrieved from the medical building's identity signage.



"We believe we have achieved our goal of being sensitive to the community, at the same time engaging and continuing Riverside's revitalization while also creating something new and dynamic in the marketplace," said Tripp Gulliford, vice president of Midland Development and long time resident of the Riverside/Avondale area.



Gulliford noted he expected site clearing for 1661 to take approximately one month, with groundbreaking scheduled for early this year and completion of the first residence in the first quarter 2006. "Our development team put a great deal of thoughtful design into this project and I believe our sales success reflects this. We're naturally very anxious to see our collective vision, realized."



1661 Riverside embodies the best of urban contemporary architecture, with design features such as exposed ceilings and finished concrete floors. The urban design concept allows plenty of room for individual expression with true experimentation of color, texture, materials and finishes.



1661's two-story loft-style townhomes will range in size from1, 262 to 1,851 square feet and face Oak and May Streets. They feature two large bedrooms, two and a half baths, a private courtyard and terrace. The second floor features also space for a private office, playroom or library.



Above the loft-style townhomes will be two floors of lofts, each with two bedrooms and two baths, ranging in size from 673 to 1,929 square feet. Three 1,929 square foot three-bedroom homes facing Memorial Park, will be above the ground level retail space, creating an authentic live / work environment. There are also 24 two bedroom, two bath lofts on Margaret Street above the retail space.



Standard features for all homes include hardwood or finished concrete floors with upgrades available such as tile flooring, granite countertops, stainless steel appliances and the option of a more traditional design for all townhomes.



1661 Riverside residents also have the appealing opportunity to take advantage of the Auchter Company's Selection Master system to customize their new homes with options including finishes and fixtures insuring a match for personal tastes and preferences. Developed by Auchter, the general contractor for 1661 Riverside, Selection Master is a unique online system used by subcontractors and project managers to communicate changes and modifications allowing customers to change flooring, lighting, finishes, cabinets, tile and floor plans to meet their needs.
