January 26, 2005 -- Following upon the heels of overwhelming sales success for it's 1661 Riverside loft and townhome project, Midland Development announced today that site clearing for
it's much-anticipated urban village has begun.
In just a ten-month marketing period, Midland has contracts for approximately 65 percent of the project's 90 planned homes, priced from the $270's to $600's. Plans for 1661 Riverside call
for a chic, village-style development with adjoining retail shops, featuring contemporary lofts and townhomes.
Situated in the heart of the historic Riverside / Avondale area, just one block from the St. Johns River, 1661 Riverside will face Oak, Margaret and May Streets, directly across from
Riverside's picturesque Memorial Park. A pedestrian-friendly project close to a great variety of additional off-site shopping, dining and employment, 1661 will also feature such community

To make way for the new project, Midland began clearing the site formerly occupied by the old 1661 Riverside Medical Building. In preparation for the demolition, Jacksonville-based
Midland Development recently set up a special tribute to retired architect Taylor Hardwick, who designed and opened the original building in 1957. Hardwick passed out numbers and letters,
retrieved from the medical building's identity signage.

Gulliford noted he expected site clearing for 1661 to take approximately one month, with groundbreaking scheduled for early this year and completion of the first residence in the first
quarter 2006. "Our development team put a great deal of thoughtful design into this project and I believe our sales success reflects this. We're naturally very anxious to see our
collective vision, realized."
1661 Riverside embodies the best of urban contemporary architecture, with design features such as exposed ceilings and finished concrete floors. The urban design concept allows plenty of

above the retail space.
Standard features for all homes include hardwood or finished concrete floors with upgrades available such as tile flooring, granite countertops, stainless steel appliances and the option
