Announcing The Design Parc Center for Design and Construction Trades to open in Vibrant Southwest Florida Market
April 20, 2005 -- The Design Parc, LLC has unveiled plans for a new design center dedicated to the design and construction trades with an anticipated opening in the fourth quarter of 2006. The hub of the project, The Design Parc, is set in an ambient campus style atmosphere and ideally situated in the Corkscrew corridor, west of Interstate 75 between the Miromar Outlets and the Simon Group Regional Mall in Southwest Florida.
Approximately 140,000 square feet will be utilized specifically for the design and home improvement market as offices, showrooms and storefronts with spaces ranging from 1,500 to over 20,000 square feet. The master plan of The Design Parc will be developed in phases with out parcels containing free - standing stores and select corporate headquarters with adjacent The Galleria Shoppes, a 90,000 sq. ft. retail center offering high end shopping and dining included in Phase Two of the project.
The Design Parc is ideally situated in Florida's most prospering location with convenient proximity to three trade markets, Bonita Springs and Fort Myers in Lee County and Naples in Collier County. The Fort Myers and Naples areas are considered among the top 10 metropolitan areas in wealth per capita in the United States.
Lee County, located in Southwest Florida along the shore of the Gulf of Mexico, has Fort Myers and Cape Coral, which were ranked as the nation's 20th fastest growing metropolitan area from 1990 to 2000. Forbes magazine recognized Fort Myers-Cape Coral as 5th among the top 150 cities for job growth in 2003. Interstate 75 provides direct access from Fort Myers to Miami to the east and Tampa to the north. Southwest Florida International Airport, one of the fastest growing airports in the United States, will replace the existing 17-gate terminal with a 28-gate midfield terminal in spring 2005.
The most recent estimates from the Census Bureau report a population of 492,210 people living in Lee County, which is currently Florida's 10th most populated county. Since the 2000 Census, the population of Lee County has increased 11.6%, adding 51,322 new residents. Looking forward, projections for 2030 by the University of Florida Bureau of Economic and Business Research report a total population of 740,100 residents. Lee County is only one of the counties accessing The Design Parc.
Naples in Collier County, Florida is home to one of the state's most wealthy population. Widely regarded as having more millionaires per capita than any other area in the U.S., Naples is a vibrant, growing market with a very strong customer base. Evidence supports the fact that Collier County residents, on average, receive a large percentage of their income from unearned sources than any other place in the United States. High dividend, rent, and interest income are all results of investment, and no area in the country has more income from these sources than Collier County.
Collier County, Florida was the second fastest growing area in the U.S. of a full-time resident population from 1990 to 2000. In 1990, the Collier County year-round population estimate by the Census Bureau was 152,099. In 2000 the estimated population for Collier County was 251,377. The most conservative estimates of the 2010 population are more than 350,000, and the year-round resident population exceeding 500,000 in 2025. This substantial growth has created increased demand for many types of goods and services. Collier County, with its vibrant, expanding market for goods and services, is poised to become the ideal market to introduce new goods and services and to expand product offerings.
The unique combination of The Design Parc as design center and home improvement/construction resource hub and the close proximity to Interstate 75 will also draw professionals and consumers from the Tampa, Sarasota and Bradenton areas as well as the East Coast of Florida.

Conveniences and amenities will be incorporated into The Design Parc in order to encompass a full range of activities. Professional certification courses, exhibitions, seminars and special events are scheduled to occur at the facility. Open house tours and showroom receptions will be held on a regular basis while the "SEE RED" tag sale geared to the consumer will be held once each year.
"The ambient feeling created by the outdoor spaces on the campus makes it perfect for garden style events and plans are in the works for special designer evenings when our showrooms will follow the professional's schedule and make for a fun evening of entertainment and shopping," added Sadez. " We want The Design Parc to provide more for professionals than a place for business."
The Design Parc is working with potential tenants on keeping overhead down in the showroom spaces. Triple Net Leasing for the new facility is priced starting in the low $20.00 per square foot range plus CAM. Leasing for The Design Parc is being handled by Brit E. Svoboda of Corporate Realty and Development, Inc., a broker as well as co-developer of the project.
Next to The Design Parc, Galleria at Corkscrew, LLC will develop The Galleria Shoppes, a 90,000 square foot customized retail environment which will include two anchor buildings (each 30,000 square feet) with yet to be announced retailers, two 6,500 square feet free-standing restaurants and a 19,000 square foot building specifically for local retail businesses. The Galleria Shoppes will be located at the intersection of Sandy Lane and Corkscrew Road with direct access to Interstate 75 and across from the main entrance to the Simon Group Regional Mall.
